Here’s What’s Coming: No Local Zoning, Developers Rule Unless…..

Once again we are being challenged by Democrats in Sacramento to keep our suburban communities, our cities' local zoning laws, and to prevent the takeover of our neighborhoods by developers.  Liz Froelich, our legislative liaison, has compiled a rundown of these egregious bills below that will be heard next week.  It is imperative that you take a moment to register your opposition.  Liz gives the contact information to do this below.  Please take a moment to make your voice heard!

ACTION NEEDED TO BLOCK BILLS LIMITING LOCAL CONTROL

These bills will be heard in the Assembly Housing and Community Development Committee on June 22.  Please call the following and ask for a NO vote:

SB 9 Housing Development: approvals

This bill would make sweeping changes to current housing law by allowing the creation of urban parcel splits “by-right” in single-family residential neighborhoods: •Regardless of accessory dwelling unit (ADUs) law• Without discretionary hearings and public due diligence •Without consideration of the General Plans carrying capacity •Without California Environmental Quality Act (CEQA) review  

Support: San Francisco YIMBY; Greenbelt Alliance
Oppose: City of Orinda; Howard Jarvis Taxpayers’ Association


SB 10 Planning and zoning: housing development: density.

Opponents state that this bill removes community-driven planning processes and stakeholder involvement; eliminates single-family zoning; and lacks affordable housing requirements

Would allow for small projects of 10 or fewer units to be approved without going through extended environmental reviews. 

Support: CA Builders Association; Metropolitan Transportation Commission
Oppose: City of Lafayette; Brentwood Homeowners’ Association

 

SB 478 Planning and Zoning Law: housing development projects.

This bill would prohibit a local agency, as defined, from imposing specified standards, including a minimum lot size that exceeds an unspecified number of square feet on parcels zoned for at least 2, but not more than 4, units or a minimum lot size that exceeds an unspecified number of square feet on parcels zoned for at least 5, but not more than 10, units

Oppose: California Cities for Local Control; Alameda Citizens Taskforce
